Rules:

Contest Rules for “Free Rent” raffle from The Village at Idlewild Park Condominiums (The Village):

    • No purchase is necessary to enter.
    • “Free Rent” raffle cannot be combined with any other offer, promotion, or rental special at The Village or any other property owned by Capstone Idlewild LLC or managed by Riverstone Residential.
    • Contest begins 3/18/09 and ends 4/8/09. Winner to be drawn at live event at The Village on 4/11/09.
    • Employees (or relatives of employees) of Riverstone Residential, Capstone Idlewild LLC, Dickson Realty, Magic 95.5, or Citadel Broadcasting are not eligible to win “Free Rent” raffle.
    • Entries for the “Free Rent” raffle will be accepted at The Village leasing office until 5:00pm (PST) April 8, 2009.
    • One entry per person for those who are not current residents. A person choosing to lease a condo at The Village will receive one additional entry, for a total of two entries per unit. A person choosing to lease a condo on their first visit will receive two additional entries, for a total of three entries per unit. Current residents will receive two entries per unit when they pay their April rent prior to April 1, 2009. Current residents will receive one entry per unit when they pay their April rent prior to April 5, 2009.
    • The odds of winning will be determined by the total amount of entries received by April 8, 2008.
    • The prize is “Free Rent” for 12 months in a condo at The Village located at 1450 Idlewild Drive, Reno, NV 89509. The winner of the “Free Rent” raffle prize will receive “Free Rent” from May 1, 2009 through April 30, 2010.
    • The “Free Rent” raffle prize is not to exceed $16,500. THERE IS NO CASH VALUE FOR THE “FREE RENT” PRIZE. THERE IS NO SUBSTITUTION OF CASH OR PARTIAL CASH FOR THE “FREE RENT” PRIZE.
    • The “Free Rent” raffle prize is NON-TRANSFERABLE.
    • The winner of the “Free Rent” raffle will be selected in a random drawing on April 11, 2009 at The Village.
    • The winner of the “Free Rent” raffle must be at least 18 years of age. winner of the “Free Rent” raffle must complete a rental application and is subject to the standard qualification criteria for living at The Village. If the winner of the “Free Rent” raffle does not qualify, another winner will be chosen.
    • The winner of the “Free Rent” raffle and any additional persons that will be occupying the unit must be sign and abide by The Village current lease agreement. If the winner of the “Free Rent” raffle, any additional occupants, and/or relatives or guests do not abide by the current lease agreement they are subject to eviction and forfeit all rights to the prize of “Free Rent”. There will be no cash value for any unused portion of the prize of “Free Rent”.
    • The application and interpretation of the Contest Rules, an applicant’s or resident’s qualifications, and The Village Lease Agreement is reserved to the exclusive judgment and discretion of Riverstone Residential and Capstone Idlewild LLC.
